Who is behind EPCGuide?
EPCGuide is published by Levity Leads Ltd. The site's editorial team produces its landlord guidance, original EPC data analysis and interactive tools.
The site focuses on explaining complex public guidance in plain English. It does not replace advice from an accredited energy assessor, solicitor, tax adviser or local authority.
What makes the site useful?
Alongside regulation and cost guides, EPCGuide draws on the full GOV.UK domestic EPC register: 29.2 million certificates across all 346 local authorities in England and Wales. That national dataset underpins our headline compliance figures and the local-authority comparisons in the research hub.
Tenure and property-type breakdowns (for example, how private rentals compare with owner-occupied homes) come from a smaller 75,000-certificate sample across 15 local authorities, drawn from the same register. These are directional findings, clearly labelled as such, and are not presented as nationally representative.

How we produce our guidance
Every regulation and cost guide starts from primary sources: GOV.UK, legislation.gov.uk, Ofgem, official local-authority pages and published government datasets. We translate that material into plain English, state the date it was checked, and flag where a rule is a proposal rather than settled law. Where a figure is an estimate or comes from a third party, the page says so.
Our data pages are built on first-hand analysis of the full public EPC register rather than recycled third-party summaries, which is the main reason our compliance figures and local-authority comparisons are not found elsewhere. When government policy changes, or a reader flags an error, we review the affected pages and update their modified date.
