How do I check a property’s EPC?

Enter the postcode in the checker above and choose the address. You will see the rating band, the numeric SAP score, the expiry date, the potential rating after upgrades, and the recommendations the assessor logged. You do not need to own the property or create an account. If you only have the outward part of a postcode, such as SW1A, that works too and returns every certificate in that area.

What is the EPC register?

The EPC register is the official government record of every Energy Performance Certificate lodged in England and Wales. Run by the Ministry of Housing, Communities and Local Government, it holds the rating, score, and improvement recommendations for each assessed property. Every time an accredited assessor completes a survey, the certificate is added to it. This tool searches that register directly, so the result you see is the same one held on the government system.

How do I find my EPC certificate?

Search your own postcode above and select your address. If a valid certificate exists you will see its full detail, including the certificate reference. If nothing comes up, the property may never have been assessed, or its certificate may have expired. A property only needs an EPC when it is sold, let, or newly built, so some homes have never had one.

Is checking an EPC free?

Yes. Looking up an existing certificate is always free because the data is public. You only pay when you commission a brand new assessment, which usually costs between £60 and £120 for a typical home and means booking an accredited assessor. Checking what is already on the register, which is what this tool does, costs nothing.

How long is an EPC valid?

A domestic EPC lasts 10 years from the date it was lodged. Once it expires, a fresh assessment is needed before the property can be sold or let again. The checker shows the valid-until date for each result, so if you are a landlord you can see at a glance whether a certificate is still in date or due for renewal. What if my property is in Scotland?

Scotland runs its own register, separate from the England and Wales one this tool reads, and it has no clean open API. If you enter a Scottish postcode the checker recognises it and points you to the Scottish EPC Register, where you can look up Scottish certificates directly. Northern Ireland also has separate arrangements.

Do I need an EPC to check one?+

No. Anyone can look up any property in England and Wales, whether they own it or not, because the data is public. Buyers, tenants, and landlords all use it to check a rating before they commit to a property.
